What do you need to know about searching for land?

Ultimately, the decision is yours and you’ll have to decide where you’ll be comfortable living and spending. Once you have figured out a general location, you need to talk to your real estate professional about cost in that area. If your ideal location lands you in a place where property is $250-300,000 and your budget is $800,000, you wouldn’t have enough money left to build your beautiful new home. You may need to discuss other areas where land is less expensive.

Fitting a home on a property
Many people jump online to start exploring plans that fit their needs but don’t realize that their favorite plan doesn’t fit on the property that they are considering.
Just because a property seems “big enough” doesn’t mean that your desired home will fit. Even if a site has the appropriate dimensions, there may be requirements through either the HOA or the city that prevent you from building that floor plan on that property. Some of those guidelines can dictate where your home can sit on the property, how far from the property lines that it needs to be (setbacks) or even how much of the property can be covered by roofline or impermeable material. Once you know those details, finding the right floor plan may take some work.

What does “offsite prep” mean?
Remember that the cost of a piece of property does not typically include extra “prep fees”. Your real estate expert should make you aware of things like permit costs, soil tests, hauling, utility set ups / disconnects, burying of wires, cost of tear down (if there is one), tree removal, well and / or septic costs and other obstacles that would be required if you purchase land with those needs.
